1. Affordability

Buying a home in rural Central Virginia means you get more bang for your buck. Consider that the median price per square foot for a home listed in: Washington, DC is $528; New York, NY is $554; Hanover County, VA is $152; Louisa County, VA is $160; Powhatan County, VA is $164; and Goochland County, VA is $179. Wow! When buying your new home, a USDA loan (reason nine) could save you even more! Check out reason six, too. Though it won’t be instant gratification, you can save money by growing some of your own food. 

 

2. Agritourism

From breweries to wineries and farmers’ markets to tree farms, rural Central Virginia’s agritourism businesses are booming! Rural Central Virginia is also home to the Heart of Virginia Wine Trail! This trail comprises five wineries with award-winning wines from Goochland to Spotsylvania. Whether you want to pick your own berries, learn how to forage for mushrooms, enjoy live music while sipping on local cider, or visit an alpaca farm, there truly is something for everyone. 

 

3. Close (but not too close) to the City

Less than an hour’s drive from the country, the City of Richmond boasts a variety of restaurants to suit any appetite—from Ethiopian to Thai cuisine. Head to Carytown to shop ‘til you drop or check out a show at the historic Byrd Theatre. History buffs will enjoy visiting the Virginia Museum of History & Culture to check out the exhibits and events. Enjoy a historically-narrated leisurely cruise down the James River and Kanawha Canal. (Don’t forget to take a relaxing stroll alongside the Canal after your cruise!)

 

4. Equestrian Farms

Birthplace of Secretariat, rural Central Virginia is meant for horses! Whether you need to learn to ride or board a horse, there are plenty of options to suit your needs. 6. Grow a Garden

A rural plot is a prime spot for a garden! Not only is a garden great so that you know exactly where your food has come from, but you can also share the fruits of your labor with your family and friends. While you’re out pulling weeds and tilling soil, you can breathe easy knowing that the trees not only provide nice shade but also remove air pollution.

 

7. Parks are Plentiful

No matter where you are in rural Central Virginia, you’re never too far from a park! Powhatan State Park is a 1,565-acre state park with twelve miles of trails, two-and-a-half miles of James River waterfront, a campground, and bridle trails. Lake Anna State Park offers fifteen miles of trails, swimming, boating, cabins and lodges, and bridle trails. Leakes Mill Park, in Goochland, features athletic fields, picnic shelters, and nine miles of beautiful trails. Check out Hanover Wayside Park for beautiful trails and the Hanover Veterans Memorial, a tribute to Hanover County residents who made the ultimate sacrifice.

 

8. Peace and Quiet

Without the hustle and bustle of city life, you can enjoy the peace and quiet of the country. You won’t hear as much traffic. You won’t hear your neighbor’s loud music. You will hear birds singing and crickets chirping. You just might see deer running and bunnies frolicking, too.

 

9. Qualify for a USDA Loan

If you are looking for a home in a rural area as your primary residence, you may qualify for a USDA Loan. With this loan, provided certain requirements are met, borrowers may be eligible for interest rates that are lower than those of a conventional loan and/or low or no down payment. Only certain lenders are approved to issue USDA loans, so be sure to ask your lender if a USDA loan might be an option for you.

 

10. Stargazing

We wanted to take the time to talk to you about 4 ways to make money through investment properties! It’s a great, long-term, safe investment!

 

  1. Through the rent money that your tenants give you
    1. You give them a place to stay, and in return they give you rent money!
    2. You put that money towards the mortgage, and you’re building equity in your house
    3. More money going in than going out – cash flow!
    4. Invest the rental payments
  1. Through appreciation and inflation
    1. Over time, the value of things increases
    2. Home value increases 3% – 5%
    3. Homes in real estate increase 1.75% faster than the inflation of everything else
  1. Through the tax benefit of depreciation
    1. Your home will devalue because it needs work done to it
    2. Over 30 years, the IRS will depreciate the property to 0. Therefore, they give a tax right-off every year for the value of the house divided by 30!
  1. Through adding value to the property yourself
    1. Invest money into fixing up the property (such as paint, exterior work, etc.) to increase the potential value of the property!
    2. This is great because real estate is a tangible investment that you can make changes to yourself
